Insurance policies can give you peace of mind, but many times, homeowners may not be aware of what is and what is NOT covered in their policy until it’s too late. Broken pipe due to freezing
During the winter months, temperatures can reach extremes that can freeze the water in your pipes and cause them to burst. Most home owner’s policies cover this type of damage unless it was caused by negligence. An example of this would be if you left your home unoccupied and without heat.
Swimming pool leak that results in damage to your basement and lawn
Generally speaking, swimming pool leaks will not be covered in your homeowner’s policy unless the leak was the result of a falling tree. Damage to your basement and personal belongings is usually covered but damage to your lawn is generally not.
Appliance failure
Water damage from a failing appliance, such as an overflowing washing machine or broken toilet is covered if the issue is accidental and not the result of negligence. If you have failed to maintain your appliances and supply hoses, and this results in damage, it will not be covered.
Sewage back up
Although sewage backups are not covered by most standard home owner policies, additional endorsements may be added to the policy for this purpose. If the sewage back up was caused at a city level, you should contact the appropriate authorities in your municipality to discuss your options.
Natural disasters and storms
Damage incurred from floods are not covered in standard homeowner insurance policies. This includes intruding water from overflowing rivers, lakes or seawater, in addition to storms. With as much precipitation as we commonly receive here, many homeowners have opted to install a water mitigation system in the lowest areas on their basement, complete with a sump pump to remove excess water in the event of overflow or flooding. Although a sump pump is a good investment to protect your basement from flooding, it is not fail proof.
In the event of Sump pump failure
Generally, a sump pump failure will occur during heavy rains of flooding. When the pump fails, or cannot pump water fast enough to prevent flooding, outside water can seep through the foundation or basement walls and cause flooding at the lowest portion of the basement. We’ve listed a few things you can do if your sump pump fails below:
- Contact a trusted plumber in your local area to repair the sump pump. If your sump pump has malfunctioned during wet weather, it is likely that you are not the only one. Contact your plumber ASAP, as he may already have a full schedule due to others facing a similar problem.
- You may consider purchasing a basement water pump at your local hardware store. If the flooding in your basement was the result of a storm in the area, resources may be spread a little thin. Black water is defined as any floodwater containing contaminants or viruses the can potentially cause illness or infection. Sewage would qualify as Black water. Any event of sewage back up needs to be addressed immediately. Arming yourself with the knowledge of what causes a sewage back up may help you prevent this occurrence at you home.
Causes of Sewage Back Up
- Clogging – When your home’s main sewer line or drain pipe’s become clogged, there is potential for a sewage back up. An example of this would be if one toilet creates a sewage back up, the drain connected to that particular toilet has become clogged. If all of the toilets in your home begin to back flow, this is a signal that your main sewage line has become clogged. Clogs are caused by solid materials, such as hair or grease.
- Plant Roots – A tree’s root system has the potential to intertwine with sewage lines. Roots can grow into pipes and make holes in it and can also grow around the pipes and potentially crush them. Roots from nearby trees can also travel to your sewage line and cause damage.
- Aging Sewer Lines – Pipes used to be made of easily deteriorating materials such as cast iron and clay. Older systems made with these materials have the potential to break down and split, causing backups and flooding. Fortunately, durable plastic materials have become the plumbing standard.
- Heavy Rains – Sudden heavy rainfall can overwhelm Portland’s sewage system. If a public sewage system can’t withstand a sudden influx of rainwater, the excess water may travel into adjacent sewer lines. This can put your home at risk for backflow.

- Consider installing a backwater prevention valve. This fixture can prevent sewage from backing up into your home. Typically, backwater prevention valves are installed into a sewer line and sometimes into the basement drain line.

How containment helps the restoration of water damage

When water damage occurs in a building, there are certain techniques that restorers implement to achieve restoration goals in a timely manner. Here at SERVPRO of Northwest Portland, each water loss restoration project plan is organized by a Project Manager. One technique that our PMs implement to reach drying goals is containment.
If you’ve ever dealt with hazardous materials, such as microbial growth, asbestos, or lead, you are likely familiar with containment. It’s a crucial way to do as the word means - contain the contaminated area and create controlled entryways to the affected area, which prevents the spread of cross-contamination to other areas in the building.
Containments can also be useful in water damage mitigation. Often, it is used to create a controlled airflow and limit the amount of air filtering through drying equipment.
When a containment is set up in a water loss job, it’s likely because the water loss is already limited to a certain area of the home. When that is the case, restorers will set up a polyurethane wall that reduces the room to a smaller space. They tape in an entryway, often a zipper opening, and set the drying equipment inside the containment.
By doing this, restorers are able to remove moisture from the air and material surface in the source area in a quicker, more targeted fashion. This prevents secondary damage, such as microbial growth, from developing.

S500 Principle 5: Complete the restoration and repairs.
When the restorer’s inspection confirms that moisture content or level of the structure and contents has reached the drying goals, the drying services are done.
The restorer is now ready to begin restoration services - this includes any repairs needed to return the property to its preloss condition. Some restoration companies will do the reconstruction themselves, while others will only go so far before recommending a building owner contact a general contractor.
Many restoration companies will perform demolition before a contractor steps in. This serves a few purposes - it enables the restorer to confirm all structure materials are properly clean, dry and absent of odor from the damage event; it also can be a necessary process of removing the wet material, as materials such as drywall become unsalvageable once waterlogged or contaminated.

S500 Principle 4: Clean and dry affected areas.
A restorer’s task is to reduce the time that building materials and contents are excessively wet. The more quickly items are returned to a dry condition, the less damage they will suffer while wet.
Thus, the first step is to remove excess or bulk water where we can. Extraction is the most effective way to remove bulk water. Once any extraction is performed, restorer’s can focus on drying the materials through specialized equipment.
Once materials start returning to a dry state, restorer’s can begin the cleaning process. Contents are moved from the premises and restored in our warehouse, while the structure and attached materials are cleaned depending on material.
Wood, paper, and fabrics can be damaged within hours of water intrusion; furniture stains can start within the first few hours; carpet deterioration can start within 24 to 48 hours; and mold growth can start within 48 hours.

S500 Principle 3: Mitigate further damage.
The goal of mitigation is to control the moisture and contamination of the affected areas.
The first step in mitigation is to check for the source of the moisture problems and correct the issue. A building owner is ultimately responsible for correcting the source of water intrusion, but a restoration company will assist in identifying the source. Before any drying can be done, the source of water must be stopped.
The second step in mitigation is control any microbiological contamination resulting from the moisture. If there are contaminants present, they are to be contained to prevent their spread. When there is no obvious microbiological contamination present, the best way to prevent the development of bacteria is to dry the contents and structures quickly. This is why time is of the essence for water damage restoration.
When a crew chief or project manager arrives on-site, they will assess the situation and determine what work activities need to take place. Determining if the water is contaminated is one of the first things they do, as remediation activities may push back any plans for drying the structure.
Before any drying can happen, restoration professionals must identify the category of the water intrusion, create a work activity plan, and prevent any contaminant spread, hazards, or other issues by using engineering controls. These controls can be building contrainments, establishing negative pressure air filtration systems, sealing HVAC ventilation ports, and more.

S500 Principle 1: Provide for the Safety and Health of Workers and Occupants.
Safety is everyone’s responsibility on a water damage worksite. A primary concern in water damage safety is protecting restoration employees performing the work, as we often work in unsafe and unhealthy environments due to the nature of the services we provide.
As premier restoration professionals, SERVPRO of Northwest Portland takes all the steps necessary to ensure the safety of all occupants or visitors to the worksite, as well. We will post important signage to prevent visitors and occupants from exposing themselves to hazardous areas in the worksite, or alert them to the safety precautions necessary to be in that area. If we have a scheduled site walk, we will provide all necessary Personal Protective Equipment (PPE), which can include hardhats, respirators or face masks, safety vests, and/or protective eyewear.
Before we begin work on a water damage loss, we will assess the property for existing and potential hazards. We call this process H.A.R.M. (Hazard Assessment and Risk Management). The goal of H.A.R.M. is to assess the hazards and implement controls to prevent further hazards from developing.
Part of H.A.R.M. is testing for hazardous materials, such as asbestos and lead. We do not disturb anything in the affected area until after we have received results from our testing. Residential buildings built before 2004 must be tested for asbestos before work can be performed, while all commercial buildings must be tested before work can be performed. All buildings built before 1978 must be tested for lead before work can be performed.

When it comes to carpet restoration after a water damage incident, how damaged the carpet is depends on the quality of the carpet. Delamination is the most frequent type of damage to carpets in a water damage incident. Delamination is caused when the latex adhesive holding the primary backing to the secondary backing of the carpet is wet for an extended amount of time. Good carpets have a higher quality of latex and use more latex.
Cheaper carpets may have delamination after only a few hours. Good quality carpets may suffer little damage even after 48 hours exposure to water.

A frozen pipe bursting is a terrible ordeal to come home to, but did you know your pipe could still be frozen without bursting? The following five tips can help you identify and thaw frozen pipes if you ever find them in your home or business.
- If you turn on a faucet and only a trickle comes out, suspect a frozen pipe. Likely places for frozen pipes include against exterior walls or where your water service enters your home through the foundation.
- Keep the faucet open. As you treat the frozen pipe and the frozen area begins to melt, water will begin to flow through the frozen area. Running water through the pipe will help melt ice in the pipe.
- Apply heat to the section of the pipe using an electric heating pad wrapped around the pipe, an electric hair dryer, a portable space heater (kept away from flammable materials), or by wrapping pipes with towels soaked in hot water. Do not use a blowtorch, kerosene or propane heater, charcoal stove, or other open flame device.
- Apply heat until full water pressure is restored. If you are unable to locate the frozen area, if the frozen area is not accessible, or if you can not thaw the pipe, call a licensed plumber.
- Check all other faucets in your home to find out if you have additional frozen pipes. If one pipe freezes, others may freeze, too.

How small leaks can cause devastating water damage

Over time, those little drips can really add up!
When you think of severe water damage, the first images that come to mind are probably severe flooding with cars floating down the street and a basement fully immersed in water. Rain and flooding do cost business and home owners tens of millions of dollars in repairs annually, but a slow and persistent water leak can also lead to catastrophic damage if not addressed in a timely manner. We explore the consequences of allowing a slow leak to continue.
Structure Damage
Your home relies on wood and metal materials. Water can weaken wood and corrode metal. Over time, this weakening can lead to floors buckling and walls and ceilings collapsing.
Sheetrock is also prone to water damage. The gypsum materials in sheetrock can act as a sponge, drawing in the water and weakening the walls. This is also prime breeding ground for mold growth.
Untreated brick and concrete are also susceptible to damage. Continued exposure to water can cause cracks and erosion. If the water freezes and then thaws out, the damage left can be severe, requiring expensive and extensive repairs to the foundation.
Flooring and fixtures
Water can weaken the backing of your carpeting and rugs and make them more susceptible to damage. Additionally, carpeting is not intended to get wet and can attract mold, mildew and insects when it is not dried out right away.

Major water damage requires a bit more than just a mop and a few towels. Failure to start the remediation process as soon as possible can put you at risk for more extensive damage. The IICRC recommends starting any major water remediation process immediately to avoid severe, long term structural problems.
Here are just a FEW examples of some of the issues you can face if you wait to act on a water loss:
MOLD
Failure to ventilate and dehumidify the structure in an expedient manor can result in extensive mold growth. Even after the structure has been dried, additional anti-microbial measures should be taken to avoid growth in the future. DRY ROT/ STRUCTURAL DAMAGE

Sump Pump Failure

A sump pump is a common feature in Portland, but what do you do when it fails?
Basements are a common feature in the Portland metro area. With as much precipitation as we commonly receive here, many homeowners have opted to install a water mitigation system in the lowest areas on their basement, complete with a sump pump to remove excess water in the event of overflow or flooding. Although a sump pump is a good investment to protect your basement from flooding, it is not fail proof.
In the event of Sump pump failure
Generally, a sump pump failure will occur during heavy rains of flooding. When the pump fails, or cannot pump water fast enough to prevent flooding, outside water can seep through the foundation or basement walls and cause flooding at the lowest portion of the basement. We’ve listed a few things you can do if your sump pump fails below:
- Contact a trusted plumber in your local area to repair the sump pump. If your sump pump has malfunctioned during wet weather, it is likely that you are not the only one. Contact your plumber ASAP, as he may already have a full schedule due to others facing a similar problem.
- You may consider purchasing a basement water pump at your local hardware store. If the flooding in your basement was the result of a storm in the area, resources may be spread a little thin. A bit of preventative maintenance can go a long way when it comes to your home's sewer/ drainage system.
Black water is defined as any floodwater containing contaminants or viruses the can potentially cause illness or infection. Sewage would qualify as Black water. Any event of sewage back up needs to be addressed immediately. Arming yourself with the knowledge of what causes a sewage back up may help you prevent this occurrence at you home.
Causes of Sewage Back Up
- Clogging – When your home’s main sewer line or drain pipe’s become clogged, there is potential for a sewage back up. An example of this would be if one toilet creates a sewage back up, the drain connected to that particular toilet has become clogged. If all of the toilets in your home begin to back flow, this is a signal that your main sewage line has become clogged. Clogs are caused by solid materials, such as hair or grease.
- Plant Roots – A tree’s root system has the potential to intertwine with sewage lines. Roots can grow into pipes and make holes in it and can also grow around the pipes and potentially crush them. Roots from nearby trees can also travel to your sewage line and cause damage.
- Aging Sewer Lines – Pipes used to be made of easily deteriorating materials such as cast iron and clay. Older systems made with these materials have the potential to break down and split, causing backups and flooding. Fortunately, durable plastic materials have become the plumbing standard.

Although a basement can flood at any time, flooding most often occurs during heavy rainfall. Because of the nature of basements, they are inherently prone to flooding. Here are a few reasons why your Portland basement could flood.
